Introducing a new service, GMS, the German voluntary group of shoe retailers, is offering to renegotiate rents with landlords on its members’ behalf. GMS would coordinate each single procedure beforehand with its members and would then take over the negotiations, if so desired. Many independent retailers have managed to obtain concessions in Germany because of lost sales resulting from the coronavirus-related lockdown. Often, rents have been waived for a period of two or three months, while some landlords have agreed to a substantial reduction in payments. But according to GMS, any solution most not just address the current situation but also the coming years because retailers must continue to expect fewer customers and declining sales. In the meantime, personnel costs and rents have to be adjusted. One of the biggest German shoe retailers, Goertz, has suggested that rents should be paid based on a percentage of sales in the individual stores.
